The next WELL cycle quietly rewrites how operable façades are credited. For Jakarta's existing office stock — most of it sealed and centrally conditioned — that is not a footnote.

Operable façades just moved from a nice-to-have to a scored line item.

Three actions are worth taking before October: audit which floors could realistically support tenant-controlled ventilation, model the cooling penalty honestly, and price the retrofit against the certification uplift rather than against zero.

None of this requires new technology. It requires deciding, building by building, whether the certification path is worth the operational change — a conversation best had before the rule is binding.
